CM/GC and GC/CM

The CM/GC project delivery method unfolds in two key phases: design and construction.

Once the design phase is deemed complete by the owner, Robinson, operating as the construction manager (CM), gets the chance to bid on the project using the finalized design and schedule. If the owner, designer, and independent cost estimator agree on the fairness of the CM’s bid, the owner proceeds to issue a construction contract, and then Robinson transitions from the CM role into the role of the general contractor (GC).

Throughout the design phase, Robinson serves as a consultant, offering valuable input on constructability and pricing for various design options. Drawing from their expertise and established methods, they also help identify potential risks. This collaborative process empowers the owner to actively participate in design decisions, leveraging the contractor’s insights for informed choices.
